Construction is progressing at Sixth&Rio, an 8-story boutique condominium development at 501 SE 6th Avenue in Fort Lauderdale. Designed by FSMY Architects + Planners and developed by OceanLand Investments, the project will yield 94 residences in one- to three-bedroom layouts, including townhome residences, and four penthouses. Stiles Construction is serving as the general contractor. Completion is expected in 2026.

Recent aerial photography reveals the reinforced concrete superstructure to be fully formed, with CMU walls nearly complete across all levels. Crews have transitioned from vertical construction to post-structural work, and glazing has begun on the eastern elevation, where window panels are already in place between the second and fourth stories.

The curved balconies, designed as a nod to the bend of the New River, are evident along the façades and highlight the undulating form that will define a portion of the building’s exterior. While exterior cladding and architectural finishes have not yet begun, the pace of work suggests installation could follow in the coming months.

On the rooftop, workers are actively forming and reinforcing the mechanical and amenity deck, preparing for the build-out of the sky terrace, which will feature an infinity-edge pool, cabanas, and lounge areas.

Located between the New River and Smoker Family Park, in Fort Lauderdale’s Rio Vista neighborhood, Sixth&Rio blends a boutique-scaled residential program with high-rise-style amenities. The building’s undulating façade is inspired by the river’s bend, incorporating balconies and floor-to-ceiling glass that maximize light and views while creating a seamless indoor-outdoor experience. French Art Nouveau and Art Deco influences are woven into the design, reflecting Fort Lauderdale’s architectural character in a contemporary form.

Residences are designed with finishes by Italkraft and feature Sub-Zero and Wolf appliances, energy-efficient induction ranges, and Swiss-made Franke kitchen fixtures. Primary baths are outfitted with Brizo fixtures, while secondary baths feature Delta. Floor-to-ceiling glazing offers expansive views of the city and river.

Sixth&Rio will provide residents with a range of amenities, including a rooftop sky terrace with an infinity-edge pool, cabanas, dining areas, and lounges. Additional offerings include a fitness center, coworking suite and conference rooms, a resident clubroom with wine bar and pool table, and an owners’ speakeasy-style lounge. Outdoor amenities include landscaped tropical lounges, with the entire program scaled to ensure privacy and exclusivity.

The site emphasizes connectivity and a car-free lifestyle. Located along walking and bike paths, with a Water Trolley dock just steps away, residents will enjoy complimentary access to Las Olas and Downtown Fort Lauderdale.

OceanLand Investments acquired the property in 2021 for $11.3 million by terminating a previous condominium association. In 2023, the developer secured $96 million in construction financing, including a $60 million loan from Southern Realty Trust Inc. and an additional $36 million syndicated by Sunrise Realty Trust and Invictus Real Estate Partners.

Residences are reportedly priced from $900,000 to more than $3 million, with sales targeting both affluent relocators to South Florida and empty nesters seeking to downsize from suburban homes into urban waterfront living.
